FAIRLAWN: McDonald’s Corp. wants to build a restaurant at West Market Street and Shiawassee Avenue.
Plans for a 4,500-square-foot building have been submitted to the Fairlawn Planning Commission, which will review the proposal at its Nov. 8 meeting.
The restaurant would be on the same main road located between the McDonald’s at Wallhaven at 390 W. Market St. and the one in Montrose at 3875 Medina Road.
Mike Lewis, of McDonald’s corporate real estate development department, said McDonald’s is purchasing three parcels, which include 2901 W. Market St., 2919 W. Market St. and 30 Shiawassee Ave.
The location was formerly a Gulf and Sunoco gas station that was demolished in 2009.
“All the underground tanks were removed and remediated in accordance with BUSTR requirements (Bureau of Underground Storage Tank Regulations),” said Chris Randles, who heads the zoning department in Fairlawn.
BUSTR is a federally mandated program created by the state fire marshal that regulates the safe operation of underground storage tank removals for environmental compliance.
Randles said no rezoning is required. The property purchase has not been finalized. According to zoning board records, the owners of the properties are Lupo Inc., Mac’s Convenience Stores LLC and Kimberly D. Lear, acting as a trustee.
“The land is under contract, which means we have control of it, but before we buy it we must still go through various approvals from the city,” Lewis said. “It is all in the preliminary stages since there have been no hearings or approvals yet.”
He said if all goes well, the company can expect the sale closing in April.
“No operator has been selected yet to run the new McDonald’s,” Lewis said.
The proposal calls for a traditional free-standing restaurant with a drive-through.
“It will have the new side-by-side drive-through, a double drive-through,” Lewis said. “These type of drive-throughs [similar to the Wallhaven unit] make it much more efficient and reduce stacking, which is critical for West Market because it’s a very busy street.”
The estimated cost of the project is $1.2 million. Lewis said if everything is approved, openings would occur in the fall of 2013.
